What is the difference between a concierge service and a carte G agency?
A concierge service provides services: keys, cleaning, linen. An agency holding the carte G can, in addition, manage your letting in law: a written mandate compliant with the Hoguet act, rents collected into a client escrow account, a financial guarantee protecting your funds, management statements. Without the carte G, a provider has no legal right to manage your letting or to hold your money.
What happens to my own calendar?
You stay at home. You block your own stays in the owner portal, whenever you want. The mandate organises the letting of the periods you choose to let - it does not take your apartment away from you.
How and when am I paid?
Rents are collected into a dedicated escrow account, separate from the agency's own accounts and covered by our financial guarantee. You receive a detailed management statement and the transfer of your share according to the frequency set in the mandate. Every line is visible in your Serava portal.
Who handles the registration number and the tourist tax?
We do. Declaration on declaloc.fr, the number displayed on the listings, tourist tax collected from guests and paid over to the local authority, with a dedicated line on your statements. There is nothing for you to follow.
What does the 1 September 2026 e-invoicing rule change for me?
Every furnished-letting landlord with a SIREN number must be able to receive electronic invoices from 1 September 2026, which means appointing an accredited platform. Free offers exist for small structures. We guide each of our clients through this - it is included in the mandate.
Can I terminate easily?
Yes. The mandate sets a clear written term and termination conditions, compliant with the Hoguet act - with no hidden penalty. You take back your calendar, your listings and the history of your statements.
