Having your furnished tourist rental classified is one of the most rewarding steps a resort owner can take. Under the French micro-BIC regime, a classified property enjoys a 50% flat-rate allowance, against 30% without classification, and a much higher revenue ceiling. Here is what classification is, what it changes to your French tax, and how to obtain it.
What classification actually is
The classification of furnished tourist accommodation (meublé de tourisme) is an official French scheme that grades a property from 1 to 5 stars. It certifies a level of comfort and equipment, on the model of hotel stars.
The process is voluntary and paid for. No law obliges an owner to classify a property in order to let it.
It should not be confused with the declaration to the town hall, which is mandatory. A national registration number is also on its way: it will become mandatory in all French communes when the national online service opens, which is announced for the end of 2026. Until then, the declaration to the town hall remains the rule, and it is what applies in Tignes today.
What classification changes to your French tax
This is the most concrete effect. Under the micro-BIC regime, the revenue of a classified furnished tourist rental benefits from a flat-rate allowance of 50%, within a limit of 83,600 euros of annual revenue.
Without classification, the frame is much tighter: a 30% allowance, and a ceiling of 15,000 euros of revenue per year.
The difference counts twice. First on the taxable share: for the same revenue, a classified property is taxed on half of its receipts, an unclassified one on 70%.
Then on access to the regime itself. A resort apartment collecting 20,000 euros of revenue in a year exceeds the unclassified ceiling: without classification, it falls into the full accounting regime (régime réel). Classified, it remains eligible for the micro-BIC.
The régime réel can still be more favourable than the micro, notably thanks to depreciation. The right choice depends on your figures: it is a decision to take with your accountant, classified or not. As a non-resident, you file a French return on your French rental income: the same arbitration applies, alongside whatever your home country requires.
The process, in four steps
The procedure is described in sheet F2043 on service-public.gouv.fr. It holds in four steps.
You first choose an assessment body, accredited or approved, and ask it for an inspection visit of the property.
The body visits the apartment and assesses its comfort and equipment against an official grid of criteria.
Within the month following the visit, it sends you a certificate comprising the inspection report and a classification proposal.
You then have 15 days to refuse the proposal. Without a refusal within that period, the classification is acquired.
A decision valid for five years
The classification decision is valid for 5 years. After that, if the process has not been renewed, the property becomes unclassified again, with the tax treatment that goes with it.
Renewal follows the same procedure as the first request: body, visit, certificate. A reminder in your calendar, one year before the deadline, avoids discovering the problem at tax return time.
The classification decision is then displayed visibly inside the property. The stars obtained can also appear on your listing and your communication material.
When to act, from abroad
The timetable is flexible, but it has a logic. The visit is scheduled with the body, the certificate arrives within a month, the refusal period then runs: count several weeks between the request and the decision.
An owner who wants to start a winter season with a classified property therefore has an interest in launching the process in the autumn, before the season begins. Living abroad changes nothing to the procedure itself: the visit concerns the property, not the owner, and a local manager can open the door and follow up.
Think also of the link with your declaration: the level and date of classification are mentioned in the town hall declaration when they exist. A change of classification should be notified.
What classification also tells your guests
The tax effect drives the process, but it is not the only gain. Official stars give an immediate reference point to a guest comparing listings, and they reward the work done on the property's equipment.
The inspection visit has a quiet virtue too: the grid of criteria is a complete review of the apartment, room by room. Many owners come out of it with a list of simple, useful improvements, well beyond the classification itself.
Frequently asked questions
Is classification mandatory to let a property? No. It is a voluntary process. The declaration to the town hall, on the other hand, is mandatory. The national registration number will become mandatory in all communes when the national online service opens, announced for the end of 2026.
How much does classification cost? The process is paid for, to the assessment body you choose. The cost depends on the body: ask for the price before ordering the visit, and compare.
What happens above 23,000 euros of revenue? From 23,000 euros of annual furnished rental revenue, the question of French social contributions arises, depending on your situation. The subject goes beyond classification: deal with it with your accountant, especially as a non-resident.
Does my apartment need to be luxurious to be classified? No. The grid assesses comfort and equipment on a scale of 1 to 5 stars: a simple, well-kept apartment can be classified in the first categories. The goal is a reliable reference point, not a luxury label.
Does one classification cover all my properties? No, the classification attaches to one specific property, visited and assessed. Each furnished rental is classified separately.
